Financial Feasibility

Elevating events in a historic downtown landmark.

214 East State Street embodies a variety of uses and is home to The Standard, a rooftop venue in the heart of downtown.  Originally built in 1916, 214 East State Street is Rockford’s first non-combustible structure and hosts impressive concrete structural columns that add to the grandeur of the space.

A testament to the adaptability of historic structures.

Studio GWA partnered with the owner to transform the building into a vibrant destination for weddings and special occasions. With direct access from East State Street, the first floor features a modern floral shop and salon—an ideal complement to the venue above.

The second floor includes a bridal suite, catering kitchen, bar, and banquet hall, while the third-floor rooftop deck showcases a newly constructed glass conservatory and flexible patio space for ceremonies and gatherings.

Studio GWA also provided early-stage construction cost estimating to help the owner assess the feasibility of unique design elements. The project leveraged historic tax credits, and our team guided the owner through the application and compliance process.
